Why to Dominican Republic?

Beside Cuba, which is due to its different political perspective not jet an option, The Dominican Republic on the Hispaniola Island is the second largest country in the Caribbean Sea. So with other words you will never really feel like you are on an island. There is plenty of diversity, cultural and topographically. High mountains, large plains, tropical forest, big cities, small romantic villages, rivers, lakes waterfalls, caves, and a lot of gorgeous beaches. We live here for many years, love to travel, and have not jet managed to see all the beauty this country has to offer. The climate is tropical but gentle has a very pleasant impact on your health and your sprit.


You will find all commodities right here, Shopping, Restaurants, Hospitals, Schools, Insurances, international banks, Theaters, Concerts, museums, and exhibitions, direct daily flights to Europe, North America, South America and the other Caribbean islands.

Dominicans are friendly and open towards us foreigners. You will find little racism and easily accepted amongst the locals, unlike many other island paradises on this planet.

The island is compared to Europe or the US still quite inexpensive. And since almost everything is available here, only your imagination will limit you by fulfilling your dreams.

The island has a more or less stable economy, monetary system and political leadership.

We count more then 40 nationalities living permanently on the Dominican north coast.

We appreciate beside the sunny weather, the friendly people also the freedom you still have here. Unfortunately not everybody can handle this and be aware of some people who take advantage of this. By driving here you might sometimes find there is too much freedom and the law should be a bit harsher, but then your lifestyle is not limited with too many laws and restrictions. So people can live their life’s here pretty much as they desire, trying not o interfere with someone else life.


Once you move here, of course a few words of Spanish will make your life here much more interesting and will be helpful by getting around, but there are many schools who will assist you with this. Or the best thing, just go ahead and intermingle with the people.

The Spanish here is simple and you will find yourself progressing amazingly soon.

Getting here

Out of Europe you will find a vast amount of incredibly inexpensive charter flights daily from somewhere from most major airports. This due to a full all-inclusive package tourist marketing. Check with your local Dominican embassy, but most nations do not even need a visa to get here, A 10 USD Tourist card filled out an the entry, will make you eligible to stay here for at least three month.

Becoming a resident

Nationalities for whom this applies:

South Africa, Europe, North America, (generally with a few exceptions those rules apply to all nationalities.)

You will need to bring just the following items along:

A valid passport 2 years or more from the date of entry

A birth certificate, (can be translated here into Spanish)

A bank statement that you have somewhere at least 50’000 USD in Cash available.

What else you might bring later one?

Once you have found or constructed your perfect place to call, you might move your personal belongings to the island.

In the first year in which you have your residency you are entitled to bring your personal belongings into the country mostly tax-free.

The maritime transportation and the handling of a 22 Foot Container will cost you roughly 2000 – 3000 USD, depending from where you are shipping.

Once arrived here, let us do the talking with the customs authorities, to get your personal effects in as smooth and inexpensive as possible. Local port agents often share the same interest then the custom officer, and therefore it is not always wise to let them handle this independently. How to get comfortably settled?

While you are here take a look around and decide where you would like to live, Town, Village, Countryside, hill or on the ocean, there is for any taste the right and magic sport to call finally home.

How much does it cost and how do I pay?

You will probably find the domestic loans and mortgages with interest rates from 12 to 25% not very interesting, therefore you will find the best bargains and buys with a cash offer.

There is a bit of used and second hand homes and apartments around, some of them have are amazingly inexpensive. Check therefore the actual listings and have a look at the objects of your interest.

In case this is too much of a compromise, you can always decide to build the home exactly suitable for you. Once you have selected the right place, and you obtained the land, we suggest meeting with our architects in order to design the house, which will be suitable for you. During the construction period our constructor will provide you with an alternative house closed to the construction site and you can attend the progress and assure yourself that things develop exactly as you had imagined them.

Construction period will take somewhere between 3 and 12 month depending on what and where it needs to be build.

Calculate somewhere between 500 and 800 USD per m2 finished turnkey living area.

Land prices; there re more then 20 gathered communities just on the 15 km coast strip between Sosua and Cabarete. Lot prices vary from about 10 USD to 200 USD per m2

To give you an average idea, you can have your own house on about 2000 m2 of land with nice ocean view, less then 5 minutes by car away from the beach or town,

120 m2 of living area, 3 bedrooms, 3 bathrooms, kitchen living, parking swimming pool and landscaping all turn key ready to move in for 100’000 USD or even less.


We recommend that all your purchases here on the island are done with a certified and lawyer or attorney who will guide you trough this process and will assure you that all what you buy or construct are legally 100% in order, to avoid any kind of possible inconvenience. Calculate about 1% of the total transaction sum for legal fees, which are worth wile to spend, and will secure your investment.

A typical sales, consists of a promise of sales, which will be conducted, once you have found the right place or object.

These agreements points out the condition of a later sale between a seller and a buyer in all the details. Approximately a 10% of the transaction sum will have to be deposited on the transaction lawyer’s account of trust. Then the property is reserved, and the lawyer has to clear control and transfer all the papers and titles to secure that everything is in order, and all the taxes are paid, before they can be transferred. This might take between 2 weeks and 2 month depending on the complexity of the object which changes its owner.

A lot of houses and properties are shareholder companies, which makes it easy and cost-efficient to transfer the shares into a new ownership. Once all the paper work is 100% cleared an in order, then the rest of the payment is due and the tiles or the shareholder company changes hands into a new ownership. This way you will rest assured that your payment will only be forwarded once you receive 100% clear what you paid for.


Many have heard and come to this island with the idea, that taxes literarily do not exist on this island. This is not reality. Like any other place, taxes also here should be paid, if the individuals do it or not, is the second question. Local authorities are lacking in recourses to enforce the tax payment. Therefore they have introduced the VAT or ITBIS.

But without getting further into details, it is comparably very little you have to contribute to the state. On the other hand you cannot expect the same public infrastructure like on places where one would pay a lot of taxes. Most of those infrastructures, streets, electricity, water, security, TV and so on, are managed and provided within the community in which you decide to live in.

Working in the Dominican Republic

The Island is so inviting and full of nice adventures, waiting for you, that you most likely want to retire here. Not all of us can afford this, or are interested in it. But an excellent communication system provides you the latest technology and the amazing Internet gives you access to manage and be with your business wherever it might be. If you are not into this computer stuff, but you have a profession in which you are good in, there will be most likely a need for it, somewhere on this island. Or you might find yourself in a new challenge related in the countries most important tourist industry.

Renting Rooms or vehicles, Running a bar, a restaurant, a massage center, wellness center or a zoological or botanical garden. Providing adventure trips, amusement, dive center, windsurf school, a golf course, or a dolphinarium, just to name a few, but possibilities are endless and depend entirely on your limitation and skills.
